The Green at a Glance



The Green Community is tucked in just down the creek from The Tide's Inn.  It is minutes from the Rappahannock River and within four miles of most conveniences in the area such as: grocery stores, restaurants, shopping, the YMCA, the hospital and more.  It is centrally located on the Chesapeake Bay and a day's sail to popular destinations such as Urbanna, Onancock, Crisfield, Tangier Island, & Yorktown. Popular activities for residents include: fishing, sailing, crabbing, kayaking & paddle boarding, and oyster aquaculture.  Golf is conveniently available at the Golden Eagle. Youth sailing instruction at nearby Premier Sailing School is a favorite among visiting grand children.
A movie theatre, rock climbing wall and other entertainment activities will come to the area in late 2020!


Recent Improvements in The Green:


  • Shoreline Erosion Control: Rip-rap on 1700’ (3000 tons of granite)
  • Storm water system restored and improved
  • All roads paved with plant-mix asphalt
  • Boat slips constructed for each unit
  • Living Shoreline/Wetland constructed
  • Atlantic Broadband Cable System (Entirely replaced, both distribution and to each home)

Frequently Asked Questions:

Q—What size and depth are the boat slips?
A—There are four dock systems, consisting of a total of 24 slips.  The size of slip ranges from 12’x24’ to 15’x35’.  Depth at mean low water (MLW) ranges from 2’ to 6’ depending on the slip. Dock amenities may include water and electricity.


Q—What is the source of the drinking water?
A—Drinking water is from a community well. The Green purchases our water from Aqua, Inc.  The Association pays a single monthly bill.


Q—How is sewage treatment provided?
A—All waste water is pumped to the North Tides Utility, LLC wastewater treatment plant.  The Association pays a single monthly bill.

Q- Where can I purchase fuel for my boat?
A- Diesel and marine grade gasoline may be purchased nearby at the Tide's Inn.

Q- Where can I store my boat for the winter?
A- Rappahannock Yachts and Custom Yacht Yard are located nearby in Irvington.


Q- Is there a yacht club in the area?
A- Rappahannock River Yacht Club is conveniently located next to Rappahannock Yachts on the creek. They offer youth sailing, socials and have an in-ground swimming pool,  It is home to the largest fleet of Cape Dory Typhoons in the country.


Quarterly Dues provide the following:


  • Administration/management by a licensed property management firm
  • Lawn & Grounds Maintenance of all common areas

  • Cable TV [Expanded Basic Channels]
  • Trash Collection
  • Reserve Accounts

Q—With a paired town home, what exactly do I own?
A—Each member of the Association owns 1/24 of 8.5 acres and their individual home (interior and exterior).

Q - Where can children and adults learn how to sail in the area?
A - Premier Sailing,owned by Arabella Denvir, is conveniently located on the old Tide's Lodge site.  They offer sailing camp for children during the summer months.    They teach adults the US Sailing Keelboat certification Program.


Q—As a homeowner, what am I required to maintain?
A—Similar to a single family home you are required to maintain the interior and exterior of your home.


Q—I understand the entire communications cabling infrastructure was recently replaced in The Green and that my maintenance dues include Expanded Basic TV channels.  What do I need to do to have a phone line, high-speed internet and premium TV service?
A—You may purchase any of these services directly from Metrocast and you will be billed directly for any service above the Expanded Basic level of TV service.
